It is no secret that word of mouth is one of the best ways to find a good quality builder in your area.  Talk with friends, neighbors and family and see who they have used in the past and find out how they did.  If you can’t find any personal references, you can still find a good contractor by interviewing several reputable contractors that offer services in your area.  There are large builders and smaller custom builders each with their own specialties and strong points.  Find someone that you can relate with on a personal one on one basis, because you will be spending significant time with that individual and their staff over the course of the design and construction phases, and for several years after the building process is complete.  Trust is by far the biggest factor in this relationship, but it is not the only one.  Additionally, it is important to make sure your builder of choice is financially stable (do a background check on the principles and ask to see their financials if you have any concerns).  It is always important to check up on their contractor’s license and Better Business Bureau standing.

Once you have gone through the basic check out and have narrowed your choice to several qualified builders, you can now begin the process of final selection.  Make a list of pointed questions to see where they stand on issues that are important to you.  Take notice to see if the individual is a talker or a listener.  Are they knowledgeable but not a know-it-all?  The builder should take lead during the meeting and should be asking you about your lifestyle and preferences, but always take the time to meter your responses as appropriate.  In the end, your builder needs to be a good communicator, a great listener, have good follow through, and most importantly you need to be able to connect with the key people that you will be working with throughout the process.

Building a new home should be a pleasurable experience, and when you choose the right builder, they will ensure the process is smooth (not without challenges however), engaging and something you will be proud of, both during the build and for many years after.  If your builder does all of these things right, you will have built more than a home you will have built a lasting relationship as well.
